Electrical Installation condition report

What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal document that assesses the safety and condition of a property's electrical wiring and systems. It's essentially a detailed inspection and testing of the electrical installation to identify any potential hazards, damage, or deterioration.


To check the safety and integrity of the electrical installation in relation to current regulations. 

Who Needs an EICR?

·  Landlords:

EICRs are legally required for privately rented properties in England, Scotland, and Wales, and should be updated every 5 years, says GOV.UK. 


·  Homeowners:

While not legally required, it's recommended to have an EICR every 10 years or sooner if there are concerns about the electrical installation. 


·  Businesses and Commercial Properties:

The frequency of EICRs for commercial properties depends on the type of use and previous EICR recommendations. 

Benefits of an EICR:

·  Enhanced Safety:

Provides assurance that the electrical installation is safe and meets current standards. 


·  Legal Compliance:

Helps landlords meet their legal obligations under electrical safety regulations. 

·  Reduced Risk of Accidents:


Identifies potential hazards and helps prevent electrical fires and shocks.

A valid EICR can be an attractive feature for potential buyers or tenants. 

·  Cost Savings:


By identifying and addressing potential problems early, EICRs can help prevent costly repairs or accidents. 

Purpose:

·  Safety:

To determine if the electrical installation is safe for continued use and to identify any risks. 


·  Compliance:

To ensure the installation meets current electrical safety standards and regulations, such as the IET Wiring Regulations (BS 7671). 


·  Identification of Issues:

To pinpoint any damage, deterioration, defects, or conditions that may pose a danger, as well as those requiring improvement. 

What's Included in an EICR:

·  Visual Inspection:

A thorough examination of the electrical installation, including wiring, switches, sockets, and other components. 


·  Testing:

Various electrical tests may be performed, such as insulation resistance testing, earth loop impedance testing, and continuity testing. 


·  Observations:

The report will detail any observed damage, deterioration, defects, or conditions that may pose a risk. 


·  Recommendations:

The report will provide recommendations for remedial work or improvements based on the findings. 


·  Classification Codes:

The EICR will classify findings using a coding system (e.g., C1 - Danger present, C2 - Potentially dangerous, C3 - Improvement recommended). 


C1 (Danger Present):

Indicates a serious risk requiring immediate remedial action. This means the electrical installation poses an immediate threat and needs to be rectified before continued use. 


C2 (Potentially Dangerous):

Highlights issues that are not immediately hazardous but still require urgent attention.These should be addressed promptly to ensure safety. 


C3 (Improvement Recommended):

Suggests areas where improvements are recommended but don't pose immediate risks. These are generally not required to be rectified for the EICR to be deemed satisfactory. 


FI (Further Investigation Required):

Indicates that further investigation is needed to fully assess the condition of the electrical installation. This could involve more detailed tests or inspections to determine the extent of any potential issues.
